The Real Estate Council of Ontario (RECO) is seeking Inspectors for our Audit & Inspection team. We have five permanent positions available to start immediately.

The role

Under the direction of the Director, Audit & Inspection, an Inspector conducts timely, regular, risk-based, and special inspections of business operations registered under the Trust in Real Estate Services Act, 2002 (TRESA).

The role involves assessing brokerage compliance through a practical review of records, trust and account activity, trade files, bank statements, reconciliations, ledgers, and related business documents.

Inspectors will most often work independently in the field, meeting with brokerage staff to clarify facts and processes, identify financial or operational risks, and determine whether records and practices support consumer protection and compliance with legislative requirements. Due to the field-based nature of this role, the majority of work is performed at brokerage locations throughout Ontario. Employees may be required to attend the office periodically for meetings, training, collaboration, or other business needs as directed by their manager.

RECO has adopted a hybrid work environment. All employees, including those who work predominantly remote or working in the field, may be required to attend the office from time to time based on business needs or as required at the direction of their manager.  The role also includes preparing clear correspondence and inspection reports, making recommendations for corrective or enforcement action where appropriate, supporting investigators when inspection findings raise broader concerns, and providing evidence at tribunal hearings or in court when required.

Position responsibilities

Carry out the examination and inspection activities of business operations registered under TRESA including:

  • Inspecting brokerages in a risk-based rotation or upon receipt of formal complaints by examining the trade files, bank statements, reconciliation reports, trust ledger, and all other statements.
  • Reviewing commission trust, general bank accounts and other related or corporate accounts and records to determine financial difficulties or misuse of trust funds.
  • Provide all necessary administrative functions related to inspections, including preparing correspondence, detailed reports of inspections, and recommendations for action.
  • Provide interpretation and assistance to brokerages and their staff by providing information, clarification, and guidance on compliance policies and procedures.
  • Identify and report on ongoing inspection problems; providing assistance to investigators as they conduct investigations; maintaining an up-to-date awareness of legislation and inspection methods, compliance trends, and an awareness of deceptive tactics and practices.

Qualifications and experience

  • Thorough knowledge of bookkeeping and accounting principles related to a real estate brokerage business,
  • Auditing or related experience is an asset.
  • Experience in back office real estate brokerage administration is an asset, including knowledge of brokerage operations, deal processing, regulatory compliance and trust account management.
  • The ability to follow accounting processes, inspect reconciled trust and general accounting records.
  • Ability to manage and organize large amounts of detailed information.
  • Demonstrated ability to work independently and must be able to schedule time and resources effectively.
  • Strong verbal and written skills and the ability to summarize and present evidence and conduct interviews.
  • Knowledge and understanding of judicial process, TRESA including the Code of Ethics, and the registrar’s requirements.
  • Knowledge and awareness of real estate industry practices and changes (including negative and/or deceptive practices).
  • Ability to travel and work throughout the Province of Ontario.
