REGISTRAR REQUEST FOR Information and Compliance Bulletin: Annual Financial Filing

What you are required to do

The Annual Financial Filing (AFF) is a mandatory requirement for brokerages. Every brokerage must submit the AFF requested by the Registrar under section 48.1 of the Trust in Real Estate Services Act, 2002, for the purpose of furthering regulatory oversight of brokerages. Brokerages are responsible for submitting a complete and accurate filing by the required deadline in the format specified by the Registrar. The AFF filing must be submitted through RECO’s online portal and may be accessed through your MyWeb account starting on October 1, 2026. All Ontario brokerages can begin to submit annual financial information based on the following due dates:

  • Initial filing (based on prior fiscal year) – due October 30, 2026
  • Subsequent filings – on or after August 1, 2026 – due within 90 days of fiscal year end

These examples are provided to help Brokers of Record identify filing period & due date that applies to their brokerage.

Failure to file will result in escalating regulatory action

Brokerages that fail to meet the October 30, 2026, filing deadline will be subject to a defined schedule of progressive enforcement actions illustrated below, including:

  • Potential publication of information related to non-compliance of the AFF filing requirements, depending on the severity of non-compliance;
  • Following the deadline, a late filing fee of $300 will be issued for non-compliance to the filing requirements and must be paid by November 17, 2026.
  • Referral to RECO’s Discipline Committee after November 17, 2026, where a brokerage still has not filed and paid the late fee;
  • Public posting of the names of registrants, (i.e. brokerages) subject to discipline proceedings, in accordance with the Trust in Real Estate Services Act, 2002;
  • RECO shall seek a $2,500 fine and $1,500 in Discipline related costs, in addition to a direction to complete the AFF within five days through the Discipline Committee process; and
  • Suspension and eventual revocation of registration where the required filing and payment of fine and costs remain outstanding beyond 60 days from the Committee’s Order.

Paying a late fee or fine does not remove the obligation to file. Enforcement action may continue for as long as the brokerage remains non-compliant.

Similar escalating regulatory action will occur for non-compliance for any subsequent filings.

Brokerages must complete their initial AFF by October 30, 2026.

All subsequent filings are due within 90 days after your brokerage’s fiscal year end.
