Describe your experience(s) on a Board of Directors and/or committees of a public or private organization, trade association or not-for-profit organization.
I used to be a share holder and member of board of directors in “Ara System Consulting Inc.” and I also was managing software developing department and marketing and sales in same company. I also used to be Broker of Record for “BGS Realty Inc.” from 2014-2016.

What real estate industry experience/expertise do you possess?
I have been involved in a wide scope of activities in the industry, including Residential and Commercial Real Estate and I have a strong grasp of both.

What other business skills/experience would you bring to RECO’s Board of Directors?
Organizational effectiveness, financial literacy, budgets, performance management, contracts, bylaws, consumer protection laws, risk assessment, visionity, strategy, development, media relations, stakeholder. As a Broker of Record and team leader I have had to use the skills mentioned above on a day to day basis.

Why did you decide to stand for election as a Director of RECO?
I believe RECO can achieve, and even enhance its consumer protection mandate, while still ensuring they are fair and reasonable with rules and regulations for the industry and its registrants. I feel with my almost 4 decades of experience I can be a strong voice on the RECO board, as a representative from the industry, to help lobby the government in updating REBBA 2002.

What attributes would you bring to RECO’s Board of Directors that would support its consumer protection mandate?
For over 35 years, I have sat on and chaired Professional Standards, Arbitration, Bylaw and Discipline Committees. I have also been a Broker/Owner for over 30 years, currently managing a brokerage of over 1500 registrants. This experience has given me firsthand knowledge of the types of issues that consumers are concerned about, and the types of practises in the industry that gives rise to those consumer concerns. I currently sit on RECO discipline committee and the OREA REBBA review task force. On the OREA task force, I have spear headed and been a strong advocate for more transparency in the multiple offer process, a move that will give consumers and registrants the “option” to be transparent if all parties agree.

Describe your experience(s) on a Board of Directors and/or committees of a public or private organization, trade association or not-for-profit organization.
I have been a full time REALTOR for 38 years. I believe strongly in higher education and standards for new registrants entering the business. Since the beginning of my career back in 1981, I have played a very active role on our local real estate boards. I have sat on and chaired Professional Standards, Discipline, Arbitration, Bylaws and several other task forces for TREB, BREB as well as REIC. I currently sit on RECO discipline committee and I have also chaired the CREA code of ethics task force. Most recently I have also served on the OREA taskforce for REBBA reform. I am Past President of BREB and the Hurontario Chapter of REIC. I have also served as a volunteer auxiliary police constable with Peel Regional Police from 1995-2005.

What real estate industry experience/expertise do you possess?
Throughout my nearly 4 decades of service I have been involved in Residential, Commercial and property management services.

What other business skills/experience would you bring to RECO’s Board of Directors?
I was on the executive of our local Board when it was on the verge of financial collapse during our last major recession in the early 90s. As a finance chair I put together a major restructuring plan which included laying off staff, selling the board building and other assets, renegotiating debt with the banks and other creditors, and lobbying members to keep supporting the board as we fought back to financial viability. Today it is one of the most profitable and stable boards in the province.

Why did you decide to stand for election as a Director of RECO?
I’d like to be a part of shaping the future of our real estate profession in Ontario, the key here being the word profession. I believe if all of our Realtor’s looked at our business as our profession and not as a “job” we would truly have professionals doing their utmost in working with, serving, and protecting the consumer our clients in helping them achieve their dreams in real estate, whether it be the first time buyer who’s full of excitement buying their first home or helping the experienced Investor in making the right decisions. believe Realtor’s always need to put the needs of the consumer, public first, while guiding, educating and helping them in their real estate journey by making it the best possible experience for them!

What attributes would you bring to RECO’s Board of Directors that would support its consumer protection mandate?
My Motto and our Brokerage motto is Professionalism, Heart & Integrity! It always has been and always will be. As a Realtor for going into my 25th year and a Broker of Record/Owner for 14 years, what I always teach my Brokers & Sales Representatives is: for 95% of all consumers buying their home will be the biggest investment they will make. They need to understand this and to educate (the consumer) while working with them and be able to say to your client if the property is not right for them let them know why, protect them, and be prepared to walk away if need be. This is how you have a client for life by always keeping their wants, needs and interest first.

My personal real estate centres around in the selling and Buying of Mid to luxury residential homes & properties as well as Commercial free standing buildings and small plazas. I also enjoy helping our clients with niche properties such as selling historical properties in the GTA & specifically in Niagara-on-the-Lake. I work with lawyers and other Brokers in helping Appraise properties. I’ve also been involved and active in property management for the last 12 years.

What other business skills/experience would you bring to RECO’s Board of Directors?
I have been self-employed since I was 18, before Real Estate I owned my own Marketing, Printing and Advertising Firm and have been proudly in Full time Real Estate going into my 25th year in 2019! As a Business Owner for nearly 40 years I’ve had experience in creating or being a part of creating many Budgets, Financial Statements, Audits, Contracts, Human Resources, & Risk management. I enjoy leadership roles whether it be in Brokerage, Business, Professional Committees and Public Volunteer Boards. I have Experience in both from being a part of a large Real Estate franchise such as a RE/MAX Realtor from 1995-2017 as well as a Franchise owner RE/MAX DIAMOND REALTY INC. from 2005 – 2017 and am now a Broker/Owner of an Independent THE DIAMOND REALTY from 2017 to present. This has given me a different experience and knowledge knowing the different challenges involved in our industry’s different and varied models all is good! I believe in giving back and this is the best way for all of us in shaping and helping our profession get stronger and become more professional instead of sitting in the sidelines not caring or even worse not caring and complaining. Why did you decide to stand for election as a Director of RECO?
Within our community, there is a need to serve and to help further the agenda of the day. I feel that when people put their names forward, they should, at least, be qualified to meet the challenges that we are facing in our industry. Our real estate community is one that experiences many challenges on a daily bases. I believe that I meet the criteria for this role and would be happy to serve at the board level. I bring, to the table, over 25 years of experience and a wide range of expertise in the real estate industry. I was born in Toronto and, as a life long resident of this city, I have witnessed, first hand, the various changes in the landscape, our population, and in our diversity. We live in and wonderful city and we have many great years ahead of us. I also feel a candidate must understand the issues facing our city and our people, such as transit issues, housing issues, affordable housing, land for a growing population.

What attributes would you bring to RECO’s Board of Directors that would support its consumer protection mandate?
I am a competent individual with many years of experience working on different committees. I also ran for Toronto City Council back in 2014 and I feel that I would bring a wealth of experience to this committee. I also believe that I am someone who would be very enthusiastic about meeting the various, intricate demands of our vast and exciting industry that requires someone with a complex understanding of the issues that arise from its members and their partners in the industry. I also believe in the rule of law and the importance for our industry to be respected. We must all take responsibility for how we, as an industry, treat our clients and our business. It is important that every person out there understand that every day, thousands of people across Ontario rely on realtors for sound advice about market conditions, property values and information about trends affecting the real estate value in their areas.

Describe your experience(s) on a Board of Directors and/or committees of a public or private organization, trade association or not-for-profit organization.
I have served on federal government committees at the party level. I have also served on board level with the Mississauga real estate board government relation committee. Additionally, I have served on boards within the Toronto Police, CPLC committee, as well as many other boards within my community including on within my church organization. One thing that I have learned while serving on these various boards is that it is very important to listen to what others are saying in order to have a clear understanding of the issue. Sometimes it takes a lot of patience but its important for us all to have the patience, understanding, and ability to do work that sometimes goes without being noticed or without much appreciation or compensation. You do it because you believe in the cause, to make things better and to serve your community, and industry.

What real estate industry experience/expertise do you possess?
I have been serving the residential real estate community for over twenty-five years in the residential real estate market. I started working with my father int eh late eighty after leaving college. I decided to get my license in the early nineteen nineties and became licensed shortly after that. I have enjoyed the different challenges in a business that is always changing never knowing what you’re going to face from one day to another. I also enjoy working different people that all have different need across the real estate spectrum.

Why did you decide to stand for election as a Director of RECO?
In its on-going efforts to protect and serve the public; RECO is making numerous changes such as pre-licensing education, updating rules to multiple representation and others. In my opinion, this is a particularly important time period for those with experience, knowledge and love for the industry to offer our services and contribute to an industry that has been an important part of our lives for so long. I particularly appreciate the many past and present colleagues who took time to reach out to me during the past couple of months and urged me to stand for election Their voices and encouragement played a large part in my decision also.

What attributes would you bring to RECO’s Board of Directors that would support its consumer protection mandate?
Effective communication skills and Broadcasting experience; aside from real estate related experiences, I have also hosted real estate talk shows in Toronto and Vancouver. This gives me the ability to effectively communicate RECO’s mandate to the public as well as to registrants during personal interactions.

Describe your experience(s) on a Board of Directors and/or committees of a public or private organization, trade association or not-for-profit organization.
I had previously served on OREA’s Government Relations committee, and also TREB’s Membership Communications Committee.

What real estate industry experience/expertise do you possess?
My introduction to real estate came when I worked as a Franchise Sales Consultant for a real estate franchisor in Eastern Canada. Subsequently, I obtained my real estate license and sold residential as well as commercial real estate including businesses in Toronto. Although I enjoyed the successes of being a productive realtor, I preferred management and the satisfaction this position brings. I also lived and worked in British Columbia from 1994 to 1999; first as an Area Manager managing several residential real estate branches in Vancouver, and then as a senior executive for a commercial developer responsible for land assembly, rezoning and construction of a shopping mall. I have continuously practiced real estate in Toronto since my return in 2004.

What other business skills/experience would you bring to RECO’s Board of Directors?
1) Coaching Skills – former Managing Partner and CEO of Aligned Limited, an Asia based Executive Coaching firm with a Fortune 500 clientele specializing in: Leadership/Team Building, Influential Communication, Train the Trainer, Inspiring Workplace Transformation and more.

2) Mortgage Financing (FSCO) – As a former Broker of Record, I gained extensive experience and knowledge in
i) Mortgage financing which is an integral part of professional real estate
ii) Day to day compliance requirements that one only sees in the role of a Broker of Record
iii) Implementation of Anti-money laundry and Fintrac regulations

Why did you decide to stand for election as a Director of RECO?
As a real estate lawyer who has also been a realtor for almost a decade, I see many areas in which I can contribute to RECO as an organization. These are changing times for the profession, with new technologies and new regulatory schemes at play and I think I can provide valuable contribution to RECO as our industry goes through these changes.

What attributes would you bring to RECO’s Board of Directors that would support its consumer protection mandate?
I come from a humble background and I am a first generation immigrant, real estate has been my passion since a young age and as a practicing real estate lawyer and realtor, I feel that I can bring a valuable perspective to the table. Without proper oversight and fierce consumer protection mechanisms, a few outlier members of the profession can tarnish the hard work and the reputation of the majority of the members of the profession. I have a background in business and law, I am a team worker and I have great verbal and written communication skills in both English and French, all skills I hope to put to good use at RECO.

Describe your experience(s) on a Board of Directors and/or committees of a public or private organization, trade association or not-for-profit organization.
1. As the chair of a non-for-profit organization, I organized a public policy conference on the intersection of business and law and how they relate to Public Policy and urban issues in the GTA. The event had many distinguished guests such as previous Mayors, members of the business profession and lawmakers and received lots of positive media coverage.
2. As an instructor at the Schulich School of Business, I was involved in a committee that reinvented and upgraded the curriculum of the introductory business management course for the undergraduate program.
3. As the pro-bono counsel of the Iranian Ontario Dental Association, I have helped them organize their affairs and set their mission and vision. I am continuously involved in their governance and in shaping their policies and mandate as this, none-for-profit organization grows in size from year to year.

What real estate industry experience/expertise do you possess?
1. A decade of experience in residential and commercial real estate as a Realtor and Property Manager.
2. Experience as a real estate lawyer handling various commercial and residential transactions as part of an established real estate law firm that has been ranked as one of the top 5 Real Estate Boutique Law firms in Toronto.
3. Created the curriculum and taught a college course at an adult college on Property Management.
4. Attended the Landlord and Tenant board to represent Tenants and Landlords on rental disputes.

What other business skills/experience would you bring to RECO’s Board of Directors?
1. I have a BBA from the Schulich School of Business where I specialized in Finance and Real Estate;
2. I have a JD from Osgoode Hall Law School and an MBA from Schulich where I specialized in Strategic Management;
3. I was a seminar instructor for 3 years in a row at the Schulich School of Business for the introductory Business Management Course;
4. I have experience preparing and analyzing Financial Statements and Business Plans;
5. Part of my current law pracitce is in Corporate Law and as such I have extensive knowledge in the field;
6. I am a team-worker with excellent organizational and time-management skills;
7. I am fully fluent in both the official languages, French and English if French is ever needed in media relations, etc.

Listening and working on behalf of the consumer to find out what issues are outstanding. To be fair, trustworthy candidate for the public at large keeping brokerages accountable for their actions involving breach of trust code of ethics. Making sure the agent is working on behalf of the customer.

Describe your experience(s) on a Board of Directors and/or committees of a public or private organization, trade association or not-for-profit organization.

What real estate industry experience/expertise do you possess?
Condominiums, cooperative, commercial buildings, high-rise buildings I have dealt with and resolved with complaints with respect to tenants, making sure appropriate service is done, quickly and promptly. Complaints regarding heating/cooling issues, noise by-laws, parking issues, elevator service. Helping buyers purchasing their first home and giving advice on how to achieve their goals.

What other business skills/experience would you bring to RECO’s Board of Directors?
Legal: contracts; corporate legislation, by-laws (condominium by-laws, Fire Code and Trespass to Property Act), making sure property management/Landlords are complying with Residential Tenancies Act (notice of entry).

Business Profitability/sustainability: I have given advise on how to keep a business profitable by advising owners to minimize expenses and keeping a competitive advantage. Also giving advise on when to sell their business when profitability isn’t sustainable.

Why did you decide to stand for election as a Director of RECO?
It will be an honour to serve on the RECO Board of directors and help to raise our real estate industry standards by using my Real Estate knowledge and experience. I would like to take a more active role in the changes that our Industry need to shape a better future and increase public awareness and protection. My passion and commitment to the Real Estate Industry will help to work towards to guarantee the Industry survival in the Information Age. The position of Director of RECO will allow me to serve my passion and my fellow professional and honest realtors.

I have been a full-time realtor for 10 years. I have worked in different companies as a salesperson and then I became a Broker and opened a new real estate office Real Estate Advisors Inc. That allows me to have a broader vision of the Industry from a salesperson to a Broker/Owner point of view. I have a Bachelor in Law which enables me to understand the importance of effective regulations and their implications. I worked as a Marketing Director of a multinational (Unilever) that gave me not only Marketing skills as well as Board member experience. My most important attribute is my passion for the real estate industry and my commitment to give my best and make the industry better in the future for realtors and the public.

I have been serving as a member of the Disciplinary Committee of RECO for more than 3 years where I deal with complaints from the public regarding violations of the code of ethics by Realtors. During this time I have gained extensive experience dealing with the most common challenges that affect the Industry from the public point of view.

I have a Master’s Degree in Business Administration (MBA), a Bachelor in Law (LLB) and I worked as a Marketing Director of a multinational (Unilever). Also my work in a multinational gave me not only marketing, public relations, media relations, crisis management, government relations, leadership, strategy development and planning skills but also Board member experience.

Why did you decide to stand for election as a Director of RECO?
I decided to stand for election as a RECO Director in lieu of my 31 years experience and the need and obligation to protect the public interest, to give back to my peers, my community, the industry that I have dedicated my life to and that I hold in the highest esteem. The Real Estate Council of Ontario is the highest body consumer protection organization that regulates the real estate sector, real estate agents and brokers to follow and abide by the rules and regulations set forth by our country and conduct themselves with the upmost professionalism. Truly something that I want to enforce, sustain and be a great part of going forward.

What attributes would you bring to RECO’s Board of Directors that would support its consumer protection mandate?
The skills and attributes that I would being to RECO’s Board of Directors would be my leadership skills which I attained at the OREA Leadership Conference/Course in 2011 while I was the Director of Governance and Membership for MREB and liaison for TREB on several committees. In 2012, I ran as a candidate for City Councillor in Mississauga Ward 4 Municipal Elections. I have the experience, perseverance and leadership skills to perform the responsibilities and accomplish the work to my best efforts to help RECO achieve its goals and fulfill its mandate. I feel with so many new agent in the industry it is imperative that we monitor the industry with due diligence and protect our consumers against fraud and other problematic situation.

My Governance and Board experience is listed above. In addition, I am member of the Mississauga Board of Trade and was nominated the Business Person of the Year 2018. I am a member of the Worldwide Association of Female Professionals. Part of the Rotary Club & Community BIA’s. I received the Philanthropist of the Year Award 2018 for my charitable work with Worldvision, Million Dollar Smiles, Adopt a Senior, Hats on for Mental Illness, Cancer Relay for Life & more. I volunteer and organize non-for-profit Mayors Food drives, Toy drives, Basket Brigade, Mississauga Italfest, Ribfest, Honey & Bread Fest, Breakfast for Santa & many more events in my Community. I have been self-employed for most of my career. I started my Real Estate career in 2004. For the last few years, My aim is to guide the Real Estate professionals and enhance the level of professionalism towards the consumers. I have been coaching the Real Estate Sales Representatives in my Brokerage. With this role, I am planning to participate actively towards RECO’s growth and the initiatives taken by the organization. Also, I believe that Real Estate communities especially small to mid-size Brokerages would want to have a representative at the Board and address the complexities they deal with on day to day basis requires attention as well.

What attributes would you bring to RECO’s Board of Directors that would support its consumer protection mandate?
During my career, my preference has always been the best interest of my clients and I coach the same to my fellow real estate sales representatives. The best service to the clients is everything in Real Estate Profession. It is sad to see that people’s trust in Realtors is low as compared to other professions. I would like to help as much as I can to gain their trust back by promoting good ethics and customer service towards them.

Describe your experience(s) on a Board of Directors and/or committees of a public or private organization, trade association or not-for-profit organization.
I am actively involved in the community as I believe giving back to society is our duty. I have been volunteering at Milton Muslims community center every Friday since 2011 along with weekly pledges to take care of monthly operating expenses at the center. I am part of monthly giving program for Sick Kids Foundation and make contributions towards Milton District Hospital Foundation as well including SWAG bags for Breakfast with Santa and other donations. I support Women Shelter by putting together donations items of their need. I have also sponsored Caledon Community Services Home for the Holidays event and MyRec basketball team for young children in Milton. I also volunteered for RBC Skate Event earlier this year and gave out small presents to the kids.

I have been actively involved in Residential Real Estate nad Commercial Real Estate. I have extensive knowledge of real estate market and corporate professionalism that I offer to my clients. I have an outstanding track record of success over a multitude of Realty disciplines.

I was the Broker of Record for Soldbig Realty from the Year 2014 to the Year 2017 so it has increased my exposure for HR, Legal, Leadership and Public Relations aspect. At the same time, I would like to work on the rules and regulations so that we can gain back the respect and trust of our clients. Why did you decide to stand for election as a Director of RECO?
As a real estate professional I work in a highly regulated industry that has a huge resposibility for consumer protection and ethical behaviour. As I continue my real estate career I have seen where our reputation in the public is not as favourable as it could be and I would love to work to change that perception through strong governance and oversight. Members of the public rely on us to assist them to trade real estate – likely the largest single investment they will ever make. This brings responsibility, rules, morals and ethics to which we must adhere at all times. I believe strongly that work can be done to further protect the public and improve the conduct of real estate professionals.

What attributes would you bring to RECO’s Board of Directors that would support its consumer protection mandate?
Along with my several years of Board experience, I have a strong sense of right and wrong and a desire to protect the consumer. I bring empathy, intelligence, organization, discipline, information, understanding, knowledge, ethics and experience…all of which would be beneficial to the Board and its consumer protection mandate. I have a desire to learn, strong listening skills and the ability to work with others for successful outcomes. I believe in collaboration with peers for the greater good of the industry as a whole. My desire for strong customer service and service excellence supports RECO’s customer protection mandate.

Describe your experience(s) on a Board of Directors and/or committees of a public or private organization, trade association or not-for-profit organization.
I am currently the Chair of the Board of Directors for the York Region Food Network, a charitable organization based in Aurora, ON that works to promote food security in York Region. I have been the Chair of the Board of that organization since 2012 and have been on the Board for almost nine (9) years. I communicate and collaborate well with Board members and staff to ensure we all work together towards our common goal, mission, and vision.

From 2015 to 2017 I was a member of the Toronto Bruce Trail Club’s Land Management Committee and in 2016 to 2017 I was a member of the Bruce Trail Conservancy’s Land Securement Secretariat. From 2004 to 2007 I was on the Board of the Toronto Bruce Trail Club as the Volunteer Coordinator.

What real estate industry experience/expertise do you possess?
As an award-winning, full-time Real Estate Broker, I work predominately in residential real estate sales. Having said that however, I have done several things in the world of real estate: Residential buy, sell, lease, and invest. Commercial buy, sell, lease. Cottage/Country/Land buy and sell. Appraise/evaluate homes for Mortgages, for disputes and for interest. Invest in real estate, divest real estate and manage properties for overseas investors. I enjoy the variation that this industry bring to my day-to-day and love to learn new skills and information. Further, I have always had an environmental protections/sustainability leaning in my schooling, work, and volunteer worlds. I have more recently completed a Certificate in Food Security, specializing in Urban Agriculture (2015). Green initiatives and climate change adaption in our built spaces are something I have a particular interest in.

As an active, full-time Real Estate Broker, as well as volunteer and past employee, I bring a number of business skills and experience to RECO’s Board of Directors. In short:

Why did you decide to stand for election as a Director of RECO?
As a member in good standing of the Real Estate Council of Ontario, I would welcome the opportunity to help guide our profession as we move forward. I have experience in residential real estate with Baker Real Estate from 2008 to 2014 as well as Commercial Real Estate specializing in the Appraisal and Sale of Dental Practices in Ontario. I intend to make it my priority to fulfill RECO’s mandate to putting the public interest first.

What attributes would you bring to RECO’s Board of Directors that would support its consumer protection mandate?
I have spent my entire professional life looking after the best interest of the consumer. Initially as a dentist my primary goal was to treat my patients as if they were members of my own family by providing safe, ethical treatment delivered to the best of my ability. I have served on several boards in the dental profession as well as in the business world. I was appointed as a Director of the Board of Western Pacific Trust in October 2004 and served as the Chair from December 2004 to November 2011. As a result of my extensive experience in dealing with consumer protection issues I was selected to serve as a member of the Royal College of Dental Surgeons of Ontario Inquiries, Complaints and Reports Committee.

As a member of the Ontario Dental Association, I served as Chair of the Education Core Committee from 2007 to 2008. Our responsibility included the planning and coordination of the entire educational and exhibitor component of the Annual Spring Meeting with an attendance of over 10,000. I was an active board member of the Toronto Academy of Dentistry, whose mandate was to protect the public interest of Toronto dental patients including dispute resolutions. I also served as President of this board from 2010 to 2011. Since 2004 I have also been a board member of Western Pacific Trust Company – a publically traded company regulated by the Financial Institutions Commission of British Columbia (FICOM). I continue to be a Director and have served as Chairman of the Board, CEO and President, several committees, and presently Chair of the Executive compensation committee.

What real estate industry experience/expertise do you possess?
I have been a member of the Toronto Real Estate Board from 2008 to 2014 and as a Sales Representative of Baker Real Estate Brokerage Inc., specializing in Residential homes, pre-construction and the resale of condominiums. Since 2014 I have been a Sales Representative of Tier Three Brokerage Ltd. specializing in the appraisal and sales of dental practices in Ontario.

During my time on the Ontario Dental Association, Education Core Committee and as Chair in 2007-2008 we were responsible for the entire budget of The Annual Spring Meeting. Making a profit for this meeting every year was critical for the functioning of the organization as membership dues played only a small part in generating revenues. I also served on the executive of the Toronto Crown and Bridge Study Club (president 2000-2001) and and on the board of the Toronto Academy of Dentistry (President 2010-2011). As a Director and Chairman of the Board of Western Pacific Trust as well as CEO and President we have all contributed to guiding the company to profitability. I have served on several committees with Western Pacific Trust namely the Audit committee, Investment Committee, and since 2016 Chair of the Executive Compensation Committee. In my past I have been CEO & President of the Canadian Early Childhood Organisation (CECO), which was a non-profit. I have also been Manger in the Ontario Government (2006/07) and Government of Canada National Defence from 2008 to 2018 being member at executive and senior management level in many boards and committees. On a personal level, I have been volunteer member in many committees at the City of Ottawa, namely Health & Social Services, Accessibility and Economic Development (between 2003 and 2006); and the Township of Guelph-Eramosa, specifically Committees of Adjustments & Corrections and also Committee for Economic Development between 2006 and 2008.

I am standing for election as a Director to make a positive impact and contribute to the industry on a more widespread scale; help reinforce and further foster consumer trust in the profession, shape the future of and protect the profession, and advance RECO’s mandate in consumer protection and advocacy. I presently practice as a Broker of Record and my motivation to oversee Registrants is driven by an innate desire to help make a meaningful difference. I believe that by building better Registrants, I am actively contributing in bettering the industry and the profession. I pursued a career in Real Estate Law to be able to advance this desire further. I am involved with Real Estate on multiple fronts and I believe that as a Director, I can make a genuine difference and help advance the profession and shape it for the better.

As a Broker of Record, Real Estate Lawyer, and former Mortgage Agent, I draw on over 12 years of relevant Real Estate Experience – from multiple sides of the transaction. I have seen through thousands of transactions to date and have ensured that my client’s interests have always remained above all else, except the law, and including my own. This commitment and foundational principle require that I be highly proactive, constantly improve myself, and adapt to the changing wants and needs of the consumer in a dynamic and highly competitive marketplace. I am committed to fostering respect, integrity, confidentiality, and thrive to ensure my actions continue to strengthen the Public’s perception of the industry and further RECO’s mandate in consumer protection.

I have always been involved in organizations (for profit and non-profit/student-run). While pursuing my degree in Business Management, I was the co-president of Real Estate Ryerson (2 years running), a group that directly influences the Real Estate Major in Business Management available Ryerson University today. I also co-founded Right to Play Ryerson and the Student Law Society of RU – both groups designed to contribute and make a meaningful difference in society. For these contributions, I was recommended by both the Sheldon Levy – President and Ken Jones – Dean, Business Management. During my undergraduate in Law, I was a student advisor at Legal Advice Centre – providing Pro Bono legal advice under the purview of a solicitor. I have been actively involved as a member of TREB YPN from 2016 to present and my contributions were recognized in 2017 when I was awarded the David Rossi Committee Service Award. I have experience in working with Directors, shareholders, stakeholders, and key personnel. I am familiar with resolutions, how corporations operate and understand the nuances from a holistic perspective.

What real estate industry experience/expertise do you possess?
I am a Real Estate Lawyer, Broker of Record, and former Mortgage Agent. In 2016 and 2017, I facilitated 650 closings (residential, commercial, industrial, for lease and for sale) through my law office + 80 individual broker ends as a Real Estate Broker. In 2018, I facilitated ~40 broker ends as an individual, while at the same time managing RE/MAX Empire Realty, a new and rapidly growing Brokerage that is presently home to -45 Registrants – for which I was recently awarded RE/Max Rookie of the year by RE/MAX OA. I have listed and sold over 35 Power of Sale properties to date and understand complex transactions. In 2018, I achieved the RE/MAX Platinum award as an individual + Chairman Award as part of a Team (of 2 including myself). As a Real Estate Lawyer, I act for lenders, sellers, borrowers/buyers, and Landlords and Tenants. I am committed to constantly bettering myself – to date I’ve obtained the FRI, ABR®, and SRS® designations. I have experienced the industry as a consumer, individual broker, broker of record, lawyer, and mortgage agent. I have always been driven to succeed at whatever challenges I have chose to take on. I was 18 when I became registered in Real Estate. In my first year I faced incredible struggle as I was selling Real Estate; something I did not own and only had academic experience with. In my first summer, I sold over 40 new build condos and earned over $225,0000 shocking my mentors, Broker of Record, and Peers. I was simultaneously pursing a degree in Business Management which ultimately led to a Bachelor of Laws. I sought out degrees in Business and Law as they directly related to the trade and I believed they would help me succeed as a Professional and as an Entrepreneur. Today, I am a member of RECO, TREB, REIC and Law Society of Ontario (formerly LSUC). I have achieved the ABR®, SRS®, and FRI Designations in order to better myself as a Professional and Entrepreneur. I actively deal with the day-to-day affairs of the companies that I am involved with – recruitment, selection, retention, management, record keeping, accounting, planning, research & development, closing transactions, refinances, manage clerks, staff and clients, draft contracts, incorporate companies, create resolution and by-laws, draft wills, power of attorneys etc. I also deal with preliminary civil litigation and matters pertaining to the residential tenancies act. The insight and experience I have amassed by wearing multiple hats give me an incredible insight on the industry that I would bring to the RECO’s Board of Directors.

Why did you decide to stand for election as a Director of RECO?
I have extensive business experience in both the public and private sectors. The skills learned while at Toronto Hydro were based on fairness and structure driven by a strict code or conduct governed by the Provincial Government while providing a commodity that was necessary to life. This experience provides a unique understanding of what is fair and equitable in business that are regulatory in nature like RECO’s directive to uphold REBBA. My experience in my own business over 8 years and then as a Broker in real estate have provided me a very broad business acumen necessary to understand complex business situations and provide well defined and thought-out oversight in terms of strategic business decisions necessary as a Board Director.

What attributes would you bring to RECO’s Board of Directors that would support its consumer protection mandate?
With more than 25 years of business experience in both Public and private companies I have vast understanding of how business decisions impact other businesses and the public at large. While at Toronto Hydro as an employee and senior manager I was immersed in a regulated business that is closely monitored and scrutinized by the Ontario Energy Board, rate payers and the public at large. As a senior leader, decision making was carefully thought out together with stakeholder engagement to produce winning strategies and buy in. Today I use many of these skills in my life when decision making. The lessons learned in private businesses were quite different specifically in the area of risk. I have a great understanding of winning business practices whether it be accounting, legalities or labour relations.

Describe your experience(s) on a Board of Directors and/or committees of a public or private organization, trade association or not-for-profit organization.
At Toronto Hydro I worked as a consultant for two years involved in projects that required interaction with the Ontario Energy Board and, during my time as senior management I was required to report to the board on projects.
As a business owner I worked with committees and boards throughout the energy industry.
As a Broker in the commercial sector of real estate I spend a great deal of time negotiating and working with company boards on real estate leases and purchases or providing strategic real estate advice.

What real estate industry experience/expertise do you possess?
I am currently licensed as a Broker. I work at Cresa Toronto, which is a Tenant representative real estate brokerage. I have been with Cresa for two and one-half years. I specialize in industrial space with experience in office and retail space in the downtown core of Toronto. Previous to my licensed career I operated a Renewable energy company for six years specifically in the solar and wind sector identifying land through zoning and infrastructure, negotiations land lease contracts for wind and solar renewable projects. Prior to operating my own companies, I was employed by Toronto Hydro for twenty-five years in numerous management roles including Utility pole and electrical underground conduit space rental to many large Telecom suppliers. I was responsible for lease negotiation and lease management with an emphasis on regulatory compliance in this area.

What other business skills/experience would you bring to RECO’s Board of Directors?
– I have extensive business experience in both private profit base business and public regulated businesses.
– 30+ years managed people in union environment requiring extensive knowledge in labour relations and collective agreements and private sector human resource best practices
– I have an in depth knowledge of health and safety regulations and workplace harassment standards.
– Over my career I have created, executed and managed many budgets – activity based, capital and operational.
– I have extensive experience in contract development and management also litigation processes. I have a common ground perspective on contract negotiation and believe the hard line is not the best approach to early stages of a breach, however setting a firm position is paramount.
– Business strategy has been a big part of my career, developing realistic business visions and strategy milestone development and execution. Many times I have achieved strategic goals using Key Performance indicators and short term interval control to measure performance as it relates to strategic milestones.
– I have spent extensive time working with government agencies throughout my public and private career.
– As a leader in have shared presentation and sat on panels at many corporate forms, both technical and political in nature.

Why did you decide to stand for election as a Director of RECO?
I want to become a Director of RECO so I can help our industry become stronger. Our profession plays a big part in helping consumers with important life decisions and I believe there are a lot of opportunities through education, technology and consistency with the rules where we can better protect consumers and elevate our industry to a higher standard.

What attributes would you bring to RECO’s Board of Directors that would support its consumer protection mandate?
I listen first and put my words into action. I collaborate well with others and I am always considerate of different opinions. I respectfully speak my mind when needed, even if it goes against the general consensus, as positive change needs a voice. I am always open to exploring new opportunities and will work hard to implement ideas that will have a positive impact for everyone. I always make myself available to anyone who would like to contribute to the discussion as all opinions matter.

Describe your experience(s) on a Board of Directors and/or committees of a public or private organization, trade association or not-for-profit organization.
This past year, I have served on TREB’s Consumer Relations Committee and assisted in developing new ways to reach out to consumers and put forth a positive message about our industry. This year, I was appointed to serve on RECO’s Discipline and Appeals Committee – a position that I believe is very important to better understanding the challenges and opportunities that our profession faces. I always take my responsibilities very seriously and work hard to make efforts that have a truly positive impact.

What real estate industry experience/expertise do you possess?
I currently own and run my own real estate brokerage in the GTA and understand the complexities associated with this role. I have a strong understanding of REBBA 2002. While trading in real estate, I mainly focus on residential real estate – freehold properties, condominiums as well as leases. As a result, I understand the industry from many perspectives and will bring my experience from each role to provide a well-rounded approach to the board’s discussions and initiatives.

What other business skills/experience would you bring to RECO’s Board of Directors?
As a Broker of Record and President of my own brokerage, I have had first hand experience on a daily basis handling all sides of a business – from financial reporting, to reviewing legal information and evaluating risk. I have also been given the opportunity to interview with various media sources from CTV news to the Globe and Mail. As a graduate from the Schulich School of Business at York University, my business education has given me previous career and volunteer opportunities in the fields of accounting, financial planning and human resources. I successfully managed a team of 20 individuals in a service and sales capacity within a multi-million-dollar company. I also analyzed and reviewed financial statements, put forward financial plans and hired employees within this role. In all of the roles I’ve had the opportunity to fill, I have always taken a leadership position with the goal of delivering higher than expected results.

I seek better educational and data tools for RECO members to serve the public. I will also strive to make practising real estate profession in Ontario easier and less expensive.

What attributes would you bring to RECO’s Board of Directors that would support its consumer protection mandate?
Real estate is a highly competitive sector and for consumer protection it is important to obtain agent buy-in. Throughout my career I have been good in being the bridge between opposite views.

Describe your experience(s) on a Board of Directors and/or committees of a public or private organization, trade association or not-for-profit organization.
I am currently serving in the commercial committee of Toronto Real Estate board. I have extensive organizational ability with various non-profits such as Toronto animal shelter and Canadian Blood Services.

What real estate industry experience/expertise do you possess?
I have over 15 years of well rounded real estate experience, from buying and selling to everything in between including development, leasing and asset management. Moreover I had opportunity to work in residential, industrial, office and retail asset class.

What other business skills/experience would you bring to RECO’s Board of Directors?
In my real estate career, I have donned various management roles with REIT, pension fund and private equity. I hold an MBA from University of Toronto’s Rotman School of Management. These past experiences and education will help me to work with all Stakeholders with integrity, professionalism and results oriented approach.

I have residential, commercial, property valuations, and property management skills from the private sector, public sector and my real estate broker position. I have trained and managed some 100’s of realtors.

Management positions in both the private and public sector, along with educational course in education and social change at York University, 1996-97.
