Why did you decide to stand for election as a Director of RECO?
Volunteering to serve is the highest honour a person can achieve. It is my sincere desire to contribute towards the betterment of RECO as a whole and suggest improvements to make registrant’s work easier, transparent and accountable. Suggest ways to improve the public perception of Realtor’s profession. I bring experience from world travel as business owner, serving on the Board of directors of political parties, Professional associations, contesting incumbent Mayor in 2014 civic elections. Now it will be a great honour to serve my current profession, at the will of our membership with their vote in my favor.

What attributes would you bring to RECO’s Board of Directors that would support its consumer protection mandate?
As an experienced business owner, I met the needs of my customers with integrity, ethics, and rigor. Trained, managed, and treated employees equitably with respect and dignity. It is the same integrity, ethics, and rigor that I would bring to RECO’s Board of Directors to contribute in maintaining a safe and informed market place for real estate buyers and sellers. More importantly, protecting consumer interests, concerns and maintain their trust in RECO. My experience in working with Federal and Provincial political parties, serving on board of directors of Professional associations and doing business with customers and suppliers in several countries has taught me to work within a group to attain desired goals.

Served on the Board of Directors in Federal and Provincial political parties, Cambridge ON riding (1975-1991), and continuing as active member

What real estate industry experience/expertise do you possess?
Prior to entering Real estate business as Registrant, I owned and managed multiplex residential properties. Commercially, managed development and expansion of industrial buildings, developed a Golf course, and undertook zone change and development of raw lands.

What other business skills/experience would you bring to RECO’s Board of Directors?

Esha-Tech Inc. International Distributor of engineered/manufactured goods 1986-2008

Both businesses had ISO 9001 rating. Approved supplier’s status to Agriculture Canada, Department of National Defence and various other government agencies.

Participated as Vendor/Exhibitor at International trade shows led by Export Development of Canada, at Caracus-Venezuela, Monterrey-Mexico, Los Angeles-CA USA

These endeavours have developed my strength for operations efficiency, quality controls, financial controls, developing and maintaining alliances to attain desired goals. Experiences in working with local and foreign government agencies, issuing press releases and maintaining public relations in mass media outlets.

Well connected in Provincial and Federal politics by serving as Member of Board of directors and volunteer at the front lines.

Why did you decide to stand for election as a Director of RECO?
In my brief time as a realtor, I have had experience with many other realtors, some experienced and some new to the business. I have found that regardless of experience, there are many who really act with the best interest of their clients in mind and some just looking to make a quick buck. Personally I have found that if you go about your business and take care of things in a proper way the results will eventually come but those who chase after the $ usally don’t succeed for long. If we can impress upon all members how that by being ethical and caring we will all succeed, we can instill a confidence and an attitude in the public that will make considering purchasing property without a realtor seem insane. If we rebuild a strong ethical reputation in the community we can bring a great distinction to being a realtor.

What attributes would you bring to RECO’s Board of Directors that would support its consumer protection mandate?
I have been in customer service my whole life, and not only am I able to relate to the consumer’s concerns and needs, I also know from experienced how you are able to build a more stable and sustain business when you put your customers goals and needs first.

Describe your experience(s) on a Board of Directors and/or committees of a public or private organization, trade association or not-for-profit organization.
I have previously served on the tourism board of the Hills of Headwater, was a Board member of S.I.R. Corps., and also have assisted with functions at The Armenian Community Centre and helped challenged youth at Bethany Community Church.

What real estate industry experience/expertise do you possess?
I have been licenced just over 3 years and previously had experience with commercial real estate, building and selling restaurants and rental properties in Ontario and the U.S.A.

What other business skills/experience would you bring to RECO’s Board of Directors?
Previously I have been an Operations Manager for a large Muty-Unit food Sservice company, a Product Development Chef for an international Food Company, and I have experience mentoring and training both Management and staff. I can also say that I have successfully managed multi-dimensional businesses, developed business and financial plans and worked closely with and helped management and staff to achieve their goals.

Why did you decide to stand for election as a Director of RECO?
Having previously served on the RECO board, many changes are evolving in the profession that affects Registrants and Consumers alike, and it is of concern to me. Contribution towards decisions that need to be made will be an important mandate for me to ensure the integrity and the quality of registrants in the real estate profession. RECO is about embark on a monumental processes over the next few years addressing new education model, and review of REBBA 2002.

What attributes would you bring to RECO’s Board of Directors that would support its consumer protection mandate?
Long term of active experience in the field, along with previous experience garnered from service at various volunteer levels, knowledge of governance and familiarity with Act enable me to help the future direction and decisions made at he RECO Board table.

Describe your experience(s) on a Board of Directors and/or committees of a public or private organization, trade association or not-for-profit organization.
Served at the local rea; estate board (REALTORS Association of Hamilton-Burlington) as Director (1989-1996) and President (1995).
Served at the Provincial real estate association (Ontario Real Estate Association) as a Director (2000-2006) and President (2005).
Served as a Director on the Real estate Council of Ontario (RECO) 2008-2011.
Served as Director (2007-2012) and Chair (2011) at the Burlington Chamber of Commerce.
Served as Director (2011-2016) and Chair (2015) at the Tourism Burlington Board.
Numerous community and real estate board involvement since 1989 at various committee levels.

What real estate industry experience/expertise do you possess?
Primarily residential real estate sales and leasing, with a nominal component of commercial real estate sales and leasing.

What other business skills/experience would you bring to RECO’s Board of Directors?
Established and operated my own brokerage as an independent, boutique style local town brokerage in Burlington Ontario in March, 1989. Witnessed various market, economic, and legislative influences that at sometimes created mammoth impacts on the viability of many brokerages. Managed a profitable and successful career path through some of the most turbulent times. My involvement as a volunteer in the previously mentioned organizations, also equipped me with the knowledge and expertise to steer those organizations positive paths. I have been an employer for nearly 30 years constantly looking to maintain team spirit among my associations. Locally, I am well connected with politicians at all 4 levied of government, and feel that I possess an open door opportunity for dialogue and discussion about any issues that matters to the constituents they were elected to serve.

Why did you decide to stand for election as a Director of RECO?
In the present stage of my career I have time to focus on the betterment of the profession through governance and sharing the experiences I have gained.

What attributes would you bring to RECO’s Board of Directors that would support its consumer protection mandate?
In every aspect of my business I Consider the public perception of Realtors paramount to the survival of our industry. I believe very strongly that teaching Registrants to respect the trust placed in us both by the public and more particularly each other is vital to improving public perception.
We must show, particularly newer registrant’s what is happening to people who do not follow the rules by more general distribution of the discipline and appeals committee results.

Describe your experience(s) on a Board of Directors and/or committees of a public or private organization, trade association or not-for-profit organization.
I received my first appointment to the Real Estate Council of Ontario Discipline and Appeals committee in July of 2001, and I have served consecutively since then, Chairing the committee from 2004 until 2007. I have also served as a Director of the Kitchener Waterloo Association of Realtors for approximately 15 years. During that time I also served as Second Vice President, First Vice President, of the Kitchener Waterloo Real Estate Board. During that 15 years I chaired on numerous occasions, most of the committees of that body, including Professional Standards, Discipline, Finance, Bylaw and Nomination.

What real estate industry experience/expertise do you possess?
I have primarily focused my Real Estate career on residential sales. Earlier in my career I was very interested in commercial real estate and had considerable success with the variety store/Gas Bar and some farms.

What other business skills/experience would you bring to RECO’s Board of Directors?
I am currently in the third year of a four-year appointment to the City of Kitchener Economic Development Advisory Committee. As stated above During my terms as Director of the Kitchener Waterloo Real Estate Association I served as chair of the Finance, Bylaw, Professional Standards, Nomination and Discipline. I took my Brokers courses three years after I joined the industry and have been a Broker since that time.

Why did you decide to stand for election as a Director of RECO?
My involvement in real estate stems over 40 years and I believe my knowledge and experience would be very beneficial to the RECO Board. The ‘Board’ requires strong and knowledgeable leadership to provide the real estate industry with a future of vision, positive growth and direction. Real Estate is a customer service industry and we must make sure the customer always comes first. It’s never the wrong time to do the wright thing! The ‘Board’ is about protection for the public while continuing to promote the future and well being of the industry.

What attributes would you bring to RECO’s Board of Directors that would support its consumer protection mandate?
The customer comes first….always. The customer may not always be correct but, they must be heard. My belief is that the question ‘WHY’ must be asked over and over and then listen for the answers. Many decisions are made in haste without all of the facts. I demand the facts. I truly care about people and I do listen. I bring strong leadership to the table. I will speak my thoughts carefully and make educated decisions.

Describe your experience(s) on a Board of Directors and/or committees of a public or private organization, trade association or not-for-profit organization.
My involvement in municipal governance over the past 40 years, including 12 years as Mayor, 17 years as a town councillor, 15 years as a county councillor (combined), 3 years as public school trustee and 3 years as a public utilities commissioner provides me with knowledge and experience to bring quality leadership to the ‘Board’. The ‘Board’ requires people with leadership talent and a vision that will move the real estate industry in a positive direction. Over recent years I have been a member and chairperson of many committees. While Mayor of my community we were very successful in working with upper tiers of government and as result I was asked to address many boards and agencies within the governments.
Family, service clubs and volunteering are also important to me.

What real estate industry experience/expertise do you possess?
Residential, commercial and agricultural real estate sales in urban and rural SW Ontario have been my main stay. I was also involved in agricultural and residential appraisal and valuations.
I have been very fortunate to be a top producer in my community and credit my successes to hard work. After obtaining my sales representative license I met the requirements to become a broker. I have also taken many upgrading courses over the years.

What other business skills/experience would you bring to RECO’s Board of Directors?
As I have stated, I have been very involved with my community through municipal governance. I have gained a lot of knowledge and experience form these many years and consider myself well equipped to become a ‘Board’ member. I have experience in the following: human resources; finance and budgets; planning and zoning; by-law preparation and enforcement; as well as leadership and employee training. My first career was in the funeral business and I continue to renew my licence as a funeral director on an annual basis. This career taught me to have empathy.
During my real estate career, I also owned and operated many businesses including: ambulance service; construction/home building; storage and warehousing and a partnership in property development.

Why did you decide to stand for election as a Director of RECO?
Although great strides have been made over the decades there is still ample room for improvement in connecting consumer protection with Real Estate Registrants. To be truly effective there must an understanding by both the consumer and the registrant. New technology as well as “old school” methods and the fact that a real estate transaction by its nature can be complex will make progress for RECO even more challenging. RECO is the catalyst which will bridge these forces.

What attributes would you bring to RECO’s Board of Directors that would support its consumer protection mandate?
Many have noted that most important aspect of success is showing up. One must also stick with and not dodge the tough issues. Bring a fact-based opinion and work collaboratively to get results. I bring tenacity and a steady work ethic to projects. I come more than prepared with research and information to better make the best decisions possible.

Describe your experience(s) on a Board of Directors and/or committees of a public or private organization, trade association or not-for-profit organization.
My most recent board experience after many years on committees at the Realtors-Association of Hamilton-Burlington, was as a director from 2014-2018 and serving as President in 2017. RAHB is arguably the second largest board in Ontario along with Ottawa serving over 3100 members. During the most recent years I served on many committees and task forces including but not limited to Governance, Finance, MLS chair, Futures task force, Audit, Nominations.

What real estate industry experience/expertise do you possess?
My business has been primarily residential and small commercial and leasing. Over the years I have had extensive experience working with financial institutions transacting sales under power of sale default listings. As a broker of record, I oversee others with experience in commercial and property development.

What other business skills/experience would you bring to RECO’s Board of Directors?
As a broker of record since 1975 and as president of the Realtors association I have dealt with all the above. More specifically I have undertaken to hone my director skills by completing courses through the Institute of Corporate Directors (ICD) including most recently the following… Boardroom Financial Essentials, Enterprise Risk Oversight for Directors, HR & Compensation Committee Effectiveness, Board Oversight of Strategy, The Digital Director. For the last 20 years although most of my 45 years has been in real estate brokerage, I have been involved in mortgage and am currently registered as a mortgage broker. This I believe gives me a broader perspective of some of the issues registrants and consumer must deal with during critical times in a transaction.
